Educational buildings are among the most demanding environments for fire safety.

A school or university is not just classrooms and lecture theatres — it’s laboratories, libraries, dormitories, sports halls, theatres, and complex service routes all under one roof. Each use brings its own fire risks, and each demands careful attention to passive fire protection (PFP).

Add to this the high occupancy, the age and vulnerability of occupants, and the pressure of limited budgets, and you have one of the toughest tests for any fire safety strategy.

High Occupancy and Evacuation Complexity


At peak times, hundreds or even thousands of people may be using a single building. In schools, many are children who need clear, simple evacuation routes. In universities, students may be unfamiliar with the layout of large, multi-storey campuses.

The challenge is ensuring that corridors, stairwells, and exits remain protected long enough for safe evacuation. That means compartmentation must be watertight: fire doors that close and latch, service penetrations properly sealed, and voids such as ceiling spaces equipped with cavity barriers.

Even a single failure can allow smoke to travel into escape routes and compromise evacuation.

Diverse Building Uses


A science lab requires different fire protection measures than a gymnasium. A library, with high fuel loads from books and paper, demands longer resistance times than a seminar room. Dormitories and student halls introduce a residential risk profile — sleeping occupants who may not respond quickly to alarms.

This diversity makes “one-size-fits-all” solutions impossible. Fire strategies must be tailored, often compartment by compartment, with boarding, intumescent coatings, or blanket systems selected based on the risk and fire load of the space.

Older Stock and Retrofit Challenges


Many schools and universities occupy older buildings — sometimes historic estates with architectural or heritage constraints. Retrofitting passive fire protection into such spaces can be difficult. Services may have been run through walls without fire stopping, original doors may not meet fire standards, and concealed voids may be extensive.

The challenge here is sympathetic but uncompromising upgrades. Boarding, intumescent paint, and cavity barriers can often be integrated discreetly, but only when detailed surveys are carried out and competent installers are used.

High Levels of Wear and Tear


Doors in schools are opened and closed thousands of times a week. Students wedge them open, damage seals, or knock chunks out of frames with chairs and bags. In universities, constant refurbishment and new service installations mean fire stopping is repeatedly disturbed.

Routine inspections are essential. Fire doors in particular should be checked regularly for gaps, missing seals, or damaged closers. Fire stopping must be re-certified whenever new services are added. Without maintenance, even well-designed systems quickly degrade.

Budget and Compliance Pressures


Schools and universities often operate under severe budget constraints. It can be tempting to defer maintenance or cut corners on upgrades. But the Building Safety Act and the wider regulatory environment make it clear: compliance is not optional. The reputational and legal consequences of neglecting fire safety are far greater than the upfront cost of doing it right.
